The buyer viewed the property a total of 3 times. They were impressed by the project because its building age is relatively newer, and the clubhouse facilities are well-equipped. Combined with the fact that the original owner’s asking price was reasonable, the deal was finalized—“no price negotiation,” completed at HK$6.90 million, with a practical price per sq ft of about HK$13,168.

Midland Realty states that the original owner purchased the above property in January 2019 for approximately HK$6.46 million, held it for more than about 7 years, with an unrealized gain on paper of about HK$440k or 6.8%.
