**Raysight Web News: **On March 27, GLP J-REIT (Real Estate Investment Trust Securities Issuer) announced through its asset operations company, GLP Japan Advisors K.K., that it has decided to acquire the high-end logistics facility “Marq Minami-Ashigara,” located in Minami-Ashigara City, Kanagawa Prefecture, approximately 6.7 kilometers from the “Oi-Matsuda IC” interchange on the Tomei Expressway. The acquisition price is 2.0 billion yen. The acquisition is expected to be completed on March 31, 2026. Funding will come from cash on hand, and the full amount will be paid at the time of delivery.

“Marq Minami-Ashigara” is a leaseback asset of Fuji Film Logistics Co., Ltd. It features an approximately 6.2% high NOI (net operating income) yield and includes rent growth provisions linked to the CPI, ensuring long-term, stable growth in earnings. The facility is a BOX-type warehouse with five above-ground floors (four warehouse floors), with a total gross floor area of 12,888 square meters. It is equipped with air conditioning, refrigeration and cold-storage equipment, and an emergency generator, enabling it to meet storage needs for goods across various temperature ranges and to ensure business continuity in the event of a disaster.

GLP J-REIT stated that this acquisition is an important step under its mid- to long-term NOI growth strategy. The goal is to further strengthen the overall competitiveness of its portfolio by acquiring high-quality assets with growth potential. After the acquisition is completed, it is expected to have a positive impact on GLP J-REIT’s net asset value (NAV) per unit and to help achieve steady increases in mid- to long-term distributions.

In addition, GLP J-REIT disclosed that the asset involved in this acquisition meets its strict tenant screening criteria, and that the surrounding area is home to the main factories and research institutions of the Fuji Film Group. Logistics demand is stable and strong, providing strong assurance for the asset’s continued utilization.
